Timber Floor Replacement Huddersfield

JET Preservation carry out timber surveys as well as damp surveys.

We cover Huddersfield, Wakefield, Dewsbury, Leeds, Bradford, and the majority of West Yorkshire.

During the works which were previously accepted to this property in Moldgreen, Huddersfield our surveyor called back to check the condition of the timber floors at the request of our customer as this was not possible at the time of the original survey due to floor coverings and furniture.

After the floor coverings and other items were removed for us to carry out the already agreed damp proofing works our joiner removed a section of the current flooring to allow access to the sub floor crawl space.

An in-depth survey of the timbers was carried out by our surveyor, which unfortunately revealed an issue with wood boring insects – it was apparent that the issue had been there for some time.

As well as the insect infestation it was also discovered that most of the joist ends had rotted due to ingress of moisture due to the damp problem.

As the client was working at the time of the timber survey a full written report was prepared and emailed the same day.

The report detailed our findings along with our recommendations to fix the issues along with the associated costs.

The client emailed our company back the very same evening and instructed us to carry out the works as she was so happy with the service, she had received from us so far.

We agreed to carry out the work as part of the original contract of works so there would be no further disturbance at a later date.

Specialised timber is used when replacing floors, so this was ordered for delivery the next morning.

As the timber had deteriorated so badly repairs even though possible would not have been cost effective for the customer.

We therefore removed the floors throughout the ground floor of the property in their entirity which included all floorboards, joists along with any supporting timbers.

All sub floor debris was removed which has been there around 100 years as this had been left by the original builders.

A new chemically injected damp proof course was injected below the level of where the new joists would be seated in order to protect the new timbers.

A vapour membrane was installed to the surface of the sub floor which in this case was earth to prevent any moisture from rising and affecting the new timbers.

The property already had air bricks to ventilate the sub floor, however these were only single air bricks and after testing the humidity of the sub floor were found to be insufficient.

We therefore upgraded all single air bricks for double air bricks and also installed an additional 3 double air bricks to each elevation.

Original joist sockets were cleaned in preparation for the new timbers to be installed.

New joists were installed to all areas.

All joist ends where seated into the masonry were wrapped using damp proof membrane to prevent future issues with moisture ingress.

The joists were sat on plastic levelling wedges, again to prevent moisture ingress and to ensure the new floors would be totally level.

The timbers were also protected to areas where they were in contact with the brick sub floor walls which are there to ensure there is no movement in the floors.

A 22mm moisture resistant floor grade chipboard floor covering was installed.

These boards are installed in the same way as floorboards just on a larger scale and are tongue and grooved.

The boards are glued together on the joints using timber glue.

The boards were screwed to the joists using rust resistant screws – screws are used as this aids removal at a later date should this be required for any reason.

An access hatch was left to all rooms as these are generally needed for electricians and plumbers to access already installed plumbing and electrical items and for possible new installations.

To replace all floors throughout this property only took an additional 4 days which included the removal and reinstatement of the kitchen base units.

The client can now rest assured that she will never be bothered with damp or timber issues again as we did not leave a stone unturned, and all areas are fully protected.
